Building Surveyor Services 

Pre purchase – for both residential and commercial property purchases.

Investing in the purchase of a residential or commercial property is a big decision, which makes it important to ensure that you have a clear understanding of any risks or required works. This can be achieved through a pre purchase survey. We will undertake the survey for you following the RICS guidance and report structure and ensure we point out any key considerations that you should take into account. 

On-going management for commercial properties:

  • Schedules of dilapidations and negotiation

  • Party wall services
  • Defect analysis/ building pathology
  • Planned Preventative Maintenance schedules [PPM’s]

Dilapidations claims usually occur at the end of a tenant’s lease term or at a break and will involve a review of the condition and arrangement of the property against the terms of the lease. By ensuring that all lease obligations have been carried out, or are accounted for in a financial settlement, the landlord is not left at a loss, if the tenant has failed to comply with the terms of the lease. This can also occur as an interim schedule during the lease term itself.

Over a period of time most commercial properties would benefit from a planned preventative maintenance plan and we can provide a detailed plan with financial budgets and timescales over both a five and ten year period, so that you can be aware of and plan for expected maintenance investment needs. Our aim is to provide you with a proactive maintenance plan that limits the need for reactive repairs.

As well as planning proactive maintenance, we also provide defect analysis reports for if/when reactive repairs were required, such as a water ingress or suspected movement, we can advise on the nature of a potential problem and provide a recommendation for the required works or if further specialist inspections are required.

A reinstatement cost assessment is designed to ensure that should your building need significant repair, such as following a fire or storm damage to the roof, that you have in place via your insurance up-to-date reinstatement value on the policy. It is not uncommon for commercial buildings to be underinsured, and given the current rising levels of construction and building costs it is crucial that your insurance is at a level that would cover any reinstatement costs to avoid unplanned expense for any large repairs should the insurance company restrict any settlement payment due to the premises being under insured.

We offer a range of project services from inception and concept through design and to completion. We can assist in the specification and design, administer the building contract, act as project manager and principal designer.
